About this digital tool

The rental property calculator estimates how profitable a property you rent out is. Enter the purchase price, the monthly rent, annual expenses (maintenance, property tax, insurance, agent commission), vacant periods and, if there is one, the loan payment. The tool gives gross and net yield, monthly cash flow and total return.

Gross yield = annual rent ÷ purchase price × 100; net yield subtracts expenses. It is a handy measure for comparing properties in Tirana, Durrës, Sarandë, Pristina or elsewhere, and for comparing property investment with deposits. The result is an estimate and does not include tax on rental income.

How to use

  1. Enter the purchase price and the monthly rent.
  2. Add annual expenses (maintenance, taxes, etc.).
  3. See the yield, the cash flow and the ROI.

Frequently asked questions

What is rental yield?

Gross yield = annual rent ÷ purchase price × 100. For example €600/month × 12 = €7,200/year; price €100,000: yield = 7.2%.

What is rental yield and how is it calculated?

It is the property's annual return from rent. Gross yield = annual rent ÷ price × 100. For a 12,000,000 lek apartment with rent of 60,000 lek a month, gross yield is 6%.

What is the difference between gross and net yield?

Gross ignores expenses, while net subtracts maintenance, taxes, insurance and vacant months. Net is closer to real profit.

What is the cash flow of a rental property?

It is the difference between rent collected and all expenses, including the loan payment if there is one. Positive cash flow means the property pays for itself.
