About this digital tool

A mortgage calculator estimates the monthly payment on a loan used to buy a home. Enter the property price, the down payment, the annual interest rate and the term in years. The tool subtracts the down payment from the price to find the loan amount, then calculates an equal monthly payment that repays both principal and interest by the end of the term. Mortgage payments in Albania are usually quoted in lek, and the rate offered by a bank depends on the loan currency, your income and the collateral. The result shows the monthly payment, the total interest and the total amount paid. It is an estimate: bank fees, insurance and valuation costs are not included, so ask the bank for the full schedule before you decide.

How to use

  1. Enter the price of the property.
  2. Enter the down payment you can pay from your own funds.
  3. Enter the annual interest rate offered by the bank and the loan term in years.
  4. Read the monthly payment, the total interest and the total cost of the loan.

Frequently asked questions

How is a monthly mortgage payment calculated?

The tool uses the standard annuity formula: payment = P × r ÷ (1 − (1 + r)^−n), where P is the loan amount, r is the monthly interest rate and n is the number of monthly payments.

How much down payment do I need?

Banks often ask for a meaningful share of the property price paid from your own funds. A larger down payment lowers the loan amount, the monthly payment and the total interest.

Does a longer term lower the cost?

It lowers the monthly payment, but you pay more interest overall because the balance stays outstanding for longer. Compare a few terms before you choose one.

Does this include insurance and fees?

No. The result covers principal and interest only. Bank fees, notary costs, property insurance and valuation are extra and should be checked with the lender.
